Selling privately does involve a little more work than selling through a conventional Estate Agent. You will receive many messages and calls from potential buyers and will need to be available for viewings.

What if you are are already using an Estate Agent?
Let us first start by dispelling the myth that you are not able to sell your home privately if you are already using an Estate Agent. This will depend on your contract with the Estate Agent.

As we do not operate as an Estate agent, you can still use our service if you have previously signed an Estate Agent contract, the one exception is if you have signed a SOLE SELLING contract - this means that you would be liable to pay the agents commission, regardless of who sells your property. If you are unsure as to which contract you have signed, please ask your Estate Agent. The main contracts are: Sole-Agency, Sole-Selling, Multi-Agency and Ready, Willing & Able Purchaser.

Estate Agents provide security by vetting buyers.
False Estate Agents do not set property prices, they merely estimate a reasonable asking price based on their knowledge of the local market.   False Although they may claim that they vet buyers - this often isn’t the case. Open house inspections are also very risky, as it is difficult for the agent to monitor large groups of people. Estate Agent's fees are justified by their professional qualifications.   Estate Agents take care of the legal side of selling my property.

False At present anyone can set themselves up as an Estate Agent in England and Wales and there are no official qualifications. Estate Agents are not required by law to be licensed or qualified or even be members of a professional organisation. Calculated on an hourly rate, agents’ fees are far higher than lawyers or accountants who undertake years of professional study.

  False Whether you sell privately or through an agent you will need a legal professional to carry out the conveyance work for you. If you feel comfortable with your legal knowledge you can do the conveyance work yourself.
